Winter Park – West Fairbanks Avenue Corridor
The City of Winter Park wanted to determine the best regulatory, economic development, procedural, conceptual and visualization tools for transforming a traditional highway corridor and adjacent infill properties from an underutilized, auto-centric condition to a new, more sustainable urban condition characterized by mixed use and walkability. To meet this objective, the City of Winter Park adopted the strategies suggested by experts from the ULI-Central Florida Technical Assistance Panel.
On June 18 and 19, 2012, ULI-Central Florida convened a Technical Assistance Panel (TAP) for the purpose of advising the City of Winter Park on the land use and planning strategies that should be considered in the redevelopment of the West Fairbanks Avenue Corridor extending from U.S. 17-92 west to the interchange with Interstate 4. The ULI-Central Florida TAP consisted of professionals in the areas of urban design, real estate, economics and government. The Panel’s work effort was divided into three segments: analysis of existing conditions; meeting with effected property owners; and, preparation of recommended, redevelopment strategies. The City of Winter Park requested the panel look at strategies that would address:

- Incentives for Redevelopment
- Urban Design/Land Use Regulation
